ABOUT THE LOCAL CONNECTION
We are a small, hands-on ownership and property management group. Because our portfolio is intentionally limited, we stay closely involved with our homes, communicate directly with residents and provide a more personal leasing experience.
Our homes give students the independence of living in a house while providing families with a clear point of contact. We focus on private bedroom and bathroom space, convenient parking and locations that keep students connected to campus.

Complete the following steps to reserve a home. Joining the waitlist alone does not reserve a property. See our lease FAQs for everyday details.
Start Tenant ApplicationIf your credit is frozen, please unfreeze it before we run your credit check. If your credit remains frozen and we cannot complete the check, an additional application fee will apply.
Provide proof of income equal to at least two times the monthly rental rate and a minimum credit score of 650, or have a guarantor who meets these requirements co-sign the lease.
A signed lease is required to reserve the home.
The refundable security deposit and non-refundable redecoration fee are due when the lease is signed.
All amounts below are totals per home, not per person.

FAQ + LEASE SUMMARY
A quick guide to living at The Local Connection. Your signed lease contains the full terms, property-specific details and move-out requirements.
All tenants sign one joint lease. We do not offer individual leases. Your group decides how to divide the home's total monthly rent, including any adjustments for room size or preference.
Each tenant pays a $50 application fee. The security deposit and redecoration fee are totals per home and are due at lease signing. See the reservation requirements and fee table for four- and five-bedroom homes. Contact us for two-bedroom fees.
The non-refundable redecoration fee covers normal wear and tear, including patching approved wall-hanging holes, repainting and paint touch-ups, as outlined in the lease. Please get approval before mounting or hanging items.
The security deposit is refundable, subject to the lease and move-out requirements. Your lease explains the return process and any applicable deductions.
One parking space per tenant is included, with no additional parking fee. Four-bedroom homes have four spaces. Follow the designated parking arrangements for your home.
Utility costs vary with usage and the home. Energy-conscious habits, such as closing blinds, turning off lights and managing the AC responsibly, can help keep costs down. Contact us for the current utility estimate, trash billing details and internet costs for your property.
All major appliances are included: refrigerator, microwave, oven, dishwasher, washer and dryer. Lawn care and pest control are also included as outlined in the lease.
We handle maintenance requests and work to address them promptly. Contact our management team when an issue comes up.
Your lease specifies the move-in and move-out dates. For homes under construction, early move-in may be considered if construction is completed early, subject to approval.
